What the record did not yield.

These are genuine gaps after checking Planning, assessor and permit datasets, maps, directories, image archives, Recorder records and current property sources.

Architect and builder

No accessible source reviewed names either for 554 Magellan. “Craftsman-influenced period house” remains a visual interpretation, not a documented pedigree.

Ownership and prices

The 1993 filing is a $160,000 deed of trust, not a price. The 1999 filing is a no-consideration transfer into the same people’s trust, not a sale. No arm’s-length sale appears in the 1990–present online index; the earlier chain remains unresolved.

Early permits

The seven verified building, electrical and plumbing records begin in 1994. DataSF coverage is not proof that the original building jacket or all pre-1980 permits survive online.

Exact historic photograph

SFPL indexes one assessor photograph for APN 2927-010 in Photo Box 52, Bundle 1038. No direct scan was located online or in the Planning Property Photos layer.

Newspaper biography

Address searches found 1922, 1944, 1950 and 1969 directory or telephone entries, but no verified society-page item, classified, architect announcement or feature about the exact house.

The name “Magellan”

The avenue appears in the early development plan, but no authoritative street-naming file was located. The deck does not assume a namesake.

Parcel-level geology

No site-specific geotechnical study for 554 was found. Citywide susceptibility layers are not parcel investigations, and the documented slope issue at 250 Laguna Honda should not be projected onto this house.

Street-transfer sequence

Reliable accounts agree that San Francisco maintains Forest Hill’s streets today. WNP identifies 1978; a detailed local account associates a final assessment with 1984. The administrative sequence remains unresolved.

Neighborhood geography

Forest Hill has no perfect current Census geography. The deck uses exact 2020 block aggregation for population and labels tract 304 ACS figures as a proxy.

Current notable residents

No private current resident is listed without strong, public, non-crowdsourced evidence. This avoids turning rumor or address data into a slide.
